The famous Crescent Heights Grocery located in BrownsPoint. Landmark for many generations. Located one of the busiest streets in BrownsPoint. It was closed for personal reasons. Everything included and working condition. Turn key. Don't work for someone else, work for yourself. It won't last long with this price.

·        When it was closed? Last winter

·        How long it was operated?  We don't' know.  It's been operated several decades. 

·        Why it was closed?  It's very personal reason.  Single Mom had operated with 18 years old son.   And , son got sick.  So, she needs to move to other states for medical reason.

·        What was the sale while tenant operated store?  Tenant doesn't have duty to report sale to the landlord.   Landlord doesn't have information

·        All the equipment works? Compressor was replaced on year 2015.  Worked find when she closed the door.  Yet, it's sold as-is condition.   You could offer with inspection.

·        Does price include everything?  Yes, it includes everything inside the building.  It's all yours. But, you can't sell equipment  separately without landlord's permission.

·        How about utilities and property tax?  Tenant  needs to take care of all utilities including property tax and insurance, $4777 for year 2017.  PTx will be prorated.  TPU charges every 2 month.  It's been around $1200 every 2 months.

·        Would LL clean the back yard?  Back yard will be cleaned and tenant will maintain.

·        Any free month?  3 month from the date sign on the lease contract.

·        Lease terms?   $1600 1st & 2nd yr,$1700 3rd yr ,$1800 4th yr ,$1900  5th yr  with one 5 years option for 3% each year.   OBO.

·        any due on signing?   1st, last,$1600 and SD,$1600.

·        What makes LL pick up my offer? it shall be reviewed upon full package; financial statements along with support docs., ID, Disclosure(form will be provided) with $40 per each per tenant.
